Here’s a super-simple “backdoor” strategy for how to find cash buyers for wholesale deals …
Step 1. Seek out investor friendly title agencies in your market. You can easily find them by attending investment club meetings or joining local facebook groups for real estate investing. The idea is to find the title agency that the bulk of active “house flippers” and landlords are using to close on their deals.
Step 2. Contact the title officers at the investor friendly agencies and let them know you have a good deal you are going to be putting under contract and will be sending them to open escrow.
Step 3. Tell the title officer that if they have any buyers for good deals, have them contact you ASAP.
Step 4. Repeat with other investor friendly title agencies
NOTE: Only do this when you have active deals under contract or are at least negotiating good deals with sellers. You do not want to waste peoples time.
